1. Agreement to Terms

These Terms of Service constitute a legally binding agreement between you ("User", "Broker", or "Subscriber") and ROI On Property ("we", "us", or "the Platform"), accessible at https://roionproperty.com. If you are registering on behalf of a real estate agency or corporate entity, you represent and warrant that you hold the legal authority to bind that entity to these terms.

2. Platform Capabilities & SaaS Services

ROI On Property provides PropTech digital infrastructure for licensed brokers and real estate professionals, including but not limited to:

• Personalised Digital Storefronts: Branded public agency web portals with verified profile badges and contact integration.
• Automated PDF Brochures: Real-time generation of co-branded, presentation-ready property dossiers.
• Smart Lead Management: Direct WhatsApp routing, automated lead capture CRM, and priority deal pipeline tracking.
• Listing Showcase: Curated residential and commercial listings across Delhi NCR and partner markets.

3. Broker Responsibilities & RERA Compliance

All registered brokers and agency partners agree to adhere to the highest professional standards:

• Regulatory Compliance: Brokers must maintain valid state Real Estate Regulatory Authority (RERA) registrations where legally required and furnish accurate registration credentials.
• Listing Accuracy: All published properties must represent authentic, verified inventory with verifiable pricing, genuine specifications, and clear ownership authorization.
• Zero Misrepresentation: Misleading architectural renders, manipulated pricing, deceptive status claims, or phantom listings are strictly prohibited and grounds for immediate termination.

4. SaaS Subscription, Trial & Billing

ROI On Property offers tiered SaaS subscription packages (Solo Broker, Growth Agency, and Enterprise Prime). New broker registrations qualify for a 14-day free trial with full platform capabilities and zero credit card requirement. Continued access following trial expiration requires an active paid subscription. Subscriptions renew automatically unless cancelled prior to the renewal date via the Advisor Dashboard.

5. Lead Sovereignty & Data Ownership

Brokers retain complete ownership and sovereignty over their client relationships. Any buyer lead, enquiry, or consultation request submitted via a broker's digital storefront or assigned listing belongs exclusively to that broker. ROI On Property does not claim agency commissions, intermediary cuts, or transfer leads to competing brokerages.

6. Intellectual Property & Acceptable Use

The software, branding, designs, algorithms, code, and documentation comprising ROI On Property are the proprietary intellectual property of the Platform. Users may not scrape data, reverse-engineer endpoints, deploy automated extraction bots, or republish platform assets without express written authorization.

7. Limitation of Liability & Disclaimers

ROI On Property operates as a technology facilitator and SaaS provider. While we employ rigorous quality screening and title verification checks, prospective buyers and investors are advised to conduct independent legal, financial, and title due diligence prior to executing binding transactions.

8. Governing Law & Jurisdiction

These Terms of Service are governed by and construed in accordance with the laws of the Republic of India. Any dispute arising out of or related to these terms shall be subject to the exclusive jurisdiction of the competent courts in New Delhi, India.
